WAYS TO PAY YOUR ASSOCIATION’S DUES

Monthly association dues of $180.00 must be received in our account or office by the 10th of each month to avoid a late fee of $18.00.

Florida Statute: Any payment received by an association and accepted shall be applied first to any interest accrued, then to any administrative late fee, then to any costs and reasonable attorney's fees incurred in collection, and then to the delinquent assessment. 720.3085 (3)(b), Fla. Stat.

Association Pay (ACH) - Have your payments automatically deducted directly from a bank account at a U.S. financial institution. You will be able to enroll by mail using the signup form that will be included in your coupon book you will receive soon, or online at https://www.truist.com/commercial-corporate-institutional/industry-expertise/association-services/hoa-payments

E-Check — Go online at https://www.truist.com/commercial-corporate-institutional/industry-expertise/association-services/hoa-payments and each month, make a one-time electronic funds transfer by ACH debit from a checking or savings account at any U.S. financial institution.

Online Bill Pay Service -Send your monthly payment from any U.S. financial institution using an online bill-pay provider.

Credit Card - Go online at https://www.truist.com/commercial-corporate-institutional/industry-expertise/association-services/hoa-payments to pay by Visa*, MasterCard*, American Express*, or Discover* (A convenience fee is charged by the bank for each credit/debit card transaction made online).

TRUIST Financial Center— Make your payment with the TRUIST payment coupon, at any TRUIST financial center. The closest to the community is at 2952 NE 8th Street, Homestead, FL 33033 (1 mile or 5 minutes from the community).

Mail - Mail Payment and the TRUIST payment coupon, to Villa Portofino West POA association office at 650 NE 22nd Terrace, Suite 202-10, Homestead, FL 33033.

In-person — Go to the association office and make your payments by check or money order, no cash will be accepted. The office is located at 650 NE 22nd Terrace, Suite 202-10 (second floor), Homestead, FL 33033.

Deposit in Mailbox – The association has a mailbox (beige) located by the water fountain at the main pool entrance, where homeowners can deposit their checks or money orders.

The Budget Meeting of Villa Portofino West Association was held on Monday, December 09, 2024, at 7:00 p.m. in person and via Zoom.

A. Call to order: The budget meeting was called to order at 7:07 pm via the application Zoom and was conducted by the Association's Attorney, Paul Arcia.

B. Proof of Notice of Meeting: The association's Attorney verified that the notice was sent by mail to all homeowners.

C. Reading of minutes or waiver of reading of minutes: All were in favor to waive the reading of last meeting's minute.

D. Establishment of a Quorum of Directors: a quorum was established. Directors that were present:

  1. Valerie Isaac - President

  2. Laura Tirolia - Vice-President & Treasurer

  3. Cathy Diaz - Secretary

  4. Luis Caballero - Director

1. Consideration and Vote by the Board to Approve the Budget: The President of the Board, Valerie Isaac, passed a motion to consider and approve the

2025 Budget; the Director of the Board, Luis Caballero, seconded the motion. The Board members present approved the passing of the proposed budget.

2. Adjournment: At 7:10 pm, a motion was made by Paul Arcia to adjourn the meeting, Valerie Isaac seconded the motion and approved it unanimously.

The Annual Meeting of Villa Portofino West Association was held on Monday,

December 09, 2024, at 7:30 p.m. in person and via Zoom.

1. Call to Order: The Annual Meeting was called to order at 7:37 p.m. via Zoom and was conducted by the Association's Attorney, Paul Arcia.

2. Proof of Notice of Meeting: The association's Attorney verified that the notice was sent by mail to all homeowners.

3. Establishment of a Quorum of Directors: a quorum was established. Directors present:

In Person:

1. Luis Caballero -Director

2. Valerie Isaac - Director

3. Laura Tirolia - Director

On Zoom:

4. Cathy Diaz - Director

4. Election of the Board of Directors: Six (6) candidates were nominated. Five (5) positions.

The nominated candidates were:

  1. Luis Caballero

  2. Cathy Diaz

  3. Valerie Isaac

  4. Richard Accnas-Shelton

  5. Charles Valcarcc-Stuart

  6. Laura Tirolia

A total of 54 proxies were counted, and all of them were valid.

After the count of proxies, we continued to allow all the homeo\.v11ers present to vote.

The final total count was as follows:
